Once you’ve found the right home, secure it with a reservation fee starting from just £250. This takes the property off the market and gives you time to finalise your paperwork and mortgage application. This gives you peace of mind while you prepare and the reservation period typically lasts for a minimum 28 days.

4. Appoint a Solicitor

You’ll need a solicitor or licensed conveyancer to handle the legal work (known as conveyancing). If you don’t have one, we can recommend experienced professionals who know our process and can keep things moving quickly. They’ll manage contracts, property searches, and legal checks.

5. Apply for a Mortgage

With your reservation in place, it’s time to formally apply for your mortgage. Our adviser can help you complete your application and gather the documents your lender needs, making things as smooth as possible. You’ll need: proof of income, ID and deposit details.

Your lender will arrange a valuation to confirm the property’s value. This is a standard step and helps ensure you’re getting a fair deal and that the lender is comfortable with the investment. Valuations are typically quick and straightforward.

7. Receive Your Mortgage Offer

Once approved, your lender will issue a formal mortgage offer. At this point, you’re almost there! Your solicitor and our team will also receive copies so we can move toward exchange. Keep an eye out for your official offer letter

8. Sign the Contract

Your solicitor will guide you through the final contract. Once signed and exchanged, the purchase becomes legally binding, and your completion date is set—this is when you’ll officially get the keys. Time to get excited – you’re nearly a homeowner!
